About this Event

PIDs (Public Improvement Districts)

PIDs are specialized districts created by cities or counties in Texas to fund improvements benefiting properties within a defined area.

They levy special assessments against the properties within the district to finance projects such as roads, utilities, parks, landscaping, sidewalks, and other public amenities.

PID assessments can be paid over time, typically for a period of 20 to 40 years, or they can be paid off in a lump sum.

A key differentiator is that PID assessments are generally tax-deductible, unlike HOA dues.

PUDs (Planned Unit Developments)

PUDs, in this context, refer to a specific type of residential or mixed-use development that offers flexibility in zoning regulations.

They are often designed as self-contained communities with a mix of housing, and sometimes, commercial or recreational elements.

Importantly, homes within a PUD are typically part of a Homeowners Association (HOA), which maintains the common areas and enforces community regulations.

It's important to note that the term PUD can also stand for Public Utility District, which is a different entity entirely, focused on providing utilities like water and electricity to a specific area. However, within Stephen Etzel's sphere of teaching, when discussing PUDs alongside PIDs and MUDs (Municipal Utility Districts), he generally refers to the Planned Unit Development concept.
