1. Rental Properties
Owning rental properties is a great option for those with DIY skills patience for managing tenants and the time to invest. To maintain REIT status a corporation must distribute 90% of its taxable profits as dividends avoiding corporate income tax. Like dividend-paying stocks REITs provide regular income and offer access to nonresidential investments such as malls and office buildings which may be impractical for individual investors to own outright.
Investors should note the distinction between equity REITs which own properties and mortgage REITs which provide financing and may invest in mortgage-backed securities (MBS). Both types offer different exposures to real estate.
5. Online Real Estate Platforms
Real estate investing platforms allow individuals to invest in larger commercial or residential deals through online crowdfunding.
