Collaborating with a town planner a small group has explored what community, health, wellbeing and environmentally-minded designs for housing subdivisions can look like.
These designs carefully balance community open space with the need for housing with what would likely be acceptable to Homes Tasmania and the Council.
As a town planner and designer Jenny Donovan specializes in and prioritizes resident health, well-being, and the harmonious integration of natural services.
Designs are intended to inspire the community, showcasing the possibilities that modern, thoughtful design can bring to a new housing development.
We hope this will further empower community to lobby both Homes Tasmania, as the developer, the council, as the planning authority, and political representatives, to ensure the very best outcome is achieved for Penguin and the community.

Background:
The old Penguin Footy Oval land was originally bequeathed to the Penguin community with the intent of being utilized as a green recreational space for future generations.
The need for social and affordable housing is well acknowledged by the community and Homes Tasmania is currently progressing a change of zoning to allow residential development.
This vision, offered to illustrate what is truly possible, incorporates crucial elements often overlooked:
*Designs scaled to complement Penguin's village character and surrounding environment.
*Gathering places for social inclusion and fostering community connection.
*Community gardens for local food production.
*Attractive landscaping, plantings, and streetscapes known to improve wellbeing and desirability of the subdivision.

*Reducing heat and providing shade during summer.
*Maximises sunshine access into living areas during winter.
*Reduces storm water runoff with street vegetation and gardens.
*Ensures access to nature to improve mental and physical health.
*Reduces traffic speed with roadside vegetation and street design.
